As part of this project, we prepared an inspection report and a multi-year maintenance plan (MJMP) for six locations with a total of around twenty buildings, in accordance with the NEN 2767 standard. The process was carried out step by step, with both building elements and technical installations being fully mapped and assessed.
1. Information gathering
We started by collecting all available information on the buildings and installations. This included construction drawings, existing maintenance plans, fault histories, and previous inspection reports. This preparatory phase enabled us to define the focus of the on-site inspections and work efficiently during the site visits.
2. Site visits and inventory
Next, we conducted on-site inspections at all locations. During these visits, all building-related and technical components were systematically inventoried. A standardized inspection form was used to ensure that all assets were recorded in a consistent and complete manner. This inventory formed the basis for the subsequent condition scores and the MJMP.
3. Condition assessment according to NEN 2767
Based on the inventory, we assessed the condition of each building element and installation component in accordance with the NEN 2767 guidelines. For each element, defects were identified and evaluated in terms of extent and severity, resulting in an objective condition score. This approach made the technical condition of all components transparent and comparable.
4. Reporting and analysis
Following the inspections, all data were processed into a clear and structured inspection report. For each building and each component, the report includes condition scores, photographic documentation of key findings, and an analysis of risks and potential consequences for use and maintenance.
5. MJMP: Multi-Year Maintenance Plan
Based on the inspection results, we developed an integrated MJMP. This plan outlines the required maintenance activities for all buildings, including scheduling, prioritization, and cost estimates. The MJMP provides the client with insight into expected maintenance expenditures, their distribution over time, and opportunities to combine activities efficiently.
Result
Through this project, we delivered a comprehensive and objective overview of the technical condition of six sites comprising approximately twenty buildings. The inspection report and MJMP form a solid foundation for strategic real estate management and enable the client to organize maintenance in an effective, planned, and cost-conscious manner.
